CRC were
employed as the main contractor on a full turnkey design and
build basis. Commissioning, validation and hook-up attendance
upon the client’s equipment suppliers was included.
CRC acted as the Principal Contactor and Planning Supervisor.
CRC were responsible for planning, building control and statutory
authority approvals.

CRC initially provided design
services to produce the Employer’s Requirement Document
which was in a performance specification format suitable for
design and build contractors to bid against. CRC then bid in
competition for and were awarded the design and build contract.
The project was for the development and fitting out of three
speculatively built warehouse/office buildings to house clean
room, laboratory and office facilities.
Additional accommodation space was created by the installation
of new mezzanine floors.
External accommodation was created for liquid nitrogen and chemical
storage, chillers, transformers and standby generators.
The total square area was 2000m2. The clean rooms included Class
10, 100 and 1,000 areas.
Services included upgrading of incoming utilities, liquid nitrogen,
specialist gases, 18 MegOhm de-ionised water, automatic chemical
waste handling, fume extraction, HVAC, process cooling water,
compressed air, automatic, standby generators, UPS, data &
voice, fire detection and suppression systems, building management
systems.
